Global Partners Leverages Fund I Success, Raises Over $300 Million for Fund II
Dubai‑based Global Partners Limited, an DFSA‑authorized fund manager collaborating with H&H, confirmed the completion of handover for Eden House The Canal while Eden House The Park remains on schedule. Both developments are housed within the company’s first vehicle, Global Partners Property Fund I (CEIC) Limited.
Situated along the Dubai Water Canal, Eden House The Canal borders prestigious properties such as the Four Seasons Private Residences, contributing to the collection of high‑end homes in the vicinity. The adjoining Eden House The Park continues this trend, presenting Jumeirah inhabitants with an upscale living option in a highly desirable district.
Combined, the two projects amount to a gross development value of over AED 4 billion and will provide in excess of 500 units along the canal.
The first occupants moved into Eden House The Canal in 2026, and Eden House The Park is slated for delivery in September 2027.
Following the achievements of Fund I, Global Partners secured over US $300 million for its second vehicle, Global Partners Property Fund II (CEIC) Limited, delivering dedicated equity for the next project.
These funds will be invested in Dubai Creek Gardens (DCG), a master‑planned community acquired off‑market in DHCC Phase 2 with views of Dubai Creek. The site sits alongside landmarks such as Kempinski Residences The Creek, The Ritz‑Carlton Residences, and the Swiss International Scientific School.
Within Fund II, Global Partners teamed up with Marriott International to introduce Westin and Renaissance branded residences to Dubai Creek Gardens, marking the debut of these brands in the UAE residential market. The project will feature Westin Residences, emphasizing health and comfort, alongside Renaissance Residences, which draw on creativity, culture, and modern urban life. The collaboration reinforces the firm’s strategy of creating premium, branded living environments in Dubai.
Dubai Creek Gardens is being planned with an emphasis on livability, wellness, and lasting community value, prioritizing pedestrian‑friendly streets, ample green spaces, sports and leisure amenities, and direct access to the waterfront for a cohesive residential experience.
The scheme benefits from strong connectivity, offering residents proximity to current and upcoming Metro stations on the Green and future Blue lines, as well as a new high‑speed rail linking Dubai to Abu Dhabi in under an hour, one of only two such routes.
Plans also include a water‑taxi hub that will enhance the waterfront appeal by providing a direct marine connection to Dubai Creek Harbour, complementing existing ferry and water‑taxi services linking Al Jaddaf, Dubai Festival City, and the broader Creek area.
